The 7 signs of a roof leak

Damp patches or discolouration on the ceiling The most well-known sign: a yellow or brown stain on the ceiling. The water you see has usually travelled some distance from the actual leak point — via the roof structure, insulation, and roof boarding.

2. Damp or wet insulation — Does it smell musty in the loft? That's a warning sign. Damp insulation loses its insulating properties and can lead to mould growth.

3. Loose or corroded zinc work Damaged or loose zinc work on roof edges, dormers, or facades is one of the most common entry points for water. Inspect this regularly.

4. Blisters or tears in the roofing — Blisters in a bitumen or PVC roof covering are a sign of moisture intrusion or heat buildup — and will leak sooner or later.

5. Blocked gutters or drains — Overlapping gutters cause water to collect on the roof and around the roof edge. This can eventually lead to leaks.

Rust stains or water streaks on walls Water streaks along an internal wall below the roof indicate a persistent damp problem, often via a roof edge or gable.

7. Damaged roof penetrations — Chimneys, dormer windows, ventilation pipes — any penetration through the roof is a potential weak point. Old sealing material will leak water sooner or later.
